Enterprise Asset Management (EAM)
Enterprise asset management is the use of software and processes to manage an organisation's physical assets across their whole life cycle, from planning and acquisition through operation and maintenance to disposal, often across multiple sites.
EAM systems include the core functions of a CMMS, such as asset registers, work orders, preventive maintenance and inventory, and add capabilities for the wider asset life cycle and the enterprise. These typically include capital planning, procurement and contracts, financial asset accounting, multi-site and multi-organisation structures, warranty management, health and safety processes such as permits to work, and analytics on asset performance and cost.
EAM is used by asset-intensive organisations such as utilities, transport operators, mining, oil and gas, manufacturing and public infrastructure, where decisions about repairing, refurbishing or replacing assets have large financial and risk consequences. It supports asset management systems aligned with ISO 55001 by providing information on asset condition, risk, performance and life-cycle cost. Integration with ERP, geographic information systems, condition monitoring and IIoT platforms is common.
The distinction between CMMS and EAM is not rigid, and many products are marketed under both labels; EAM generally implies broader scope and integration rather than different maintenance functions. Implementations require consistent asset data structures, clear ownership and alignment with business processes. Software alone does not create an asset management system, which also requires policy, objectives, competence and governance.
